In order to help depositors reduce the burden of renting houses and provide them with more convenient and efficient services, on June 6, Beijing Housing Provident Fund Management Center issued the Notice on Further Optimizing the Rental Withdrawal Business. There are two main changes in the Notice, namely, the increase of the withdrawal amount of renting houses without invoices and the provision that the provident fund can be withdrawn according to the actual rent for newly added families with many children.
In March 2023, Beijing Housing Provident Fund Management Center issued a draft for comments, soliciting opinions from the public on the specific matters of optimizing the rental withdrawal business. After collecting opinions, the above-mentioned new policy on renting and withdrawing provident fund was officially introduced. The whole process of housing provident fund withdrawal business in this city has been realized online. Applicants can apply online through the personal online business platform of housing provident fund, the "Beijing Provident Fund" APP or the "Jingtong" applet.
Meet two conditions can apply.
The "Notice" stipulates that applicants and their spouses should satisfy that they have no self-owned housing and rent housing within the administrative area of Beijing; Conditions that the housing provident fund has been paid in full for more than 3 months (inclusive).
After the implementation of the new deal, there will be five types of rental extraction methods in this city. First, rental extraction without invoices; The second is the extraction of rental commercial housing; Third, the extraction of commercial housing rented by families with many children; The fourth is to rent public rental housing for extraction; The fifth is the extraction of affordable rental housing.
For the general public, applicants who rent commercial housing in this city can generally choose to rent houses without invoices and rent commercial housing.
The withdrawal amount without invoice rose to 2000 yuan.
If the rental invoice is not provided, the monthly withdrawal amount of each person will be adjusted from 1500 yuan to 2000 yuan; If the original rental invoice is provided, the applicant can extract it according to the actual monthly rent. If the actual rent exceeds the monthly deposit, it will be fully extracted according to the monthly deposit.
After the policy is released, the withdrawal amount will be automatically adjusted at the next payment, from 1,500 yuan to 2,000 yuan per month and from 4,500 yuan to 6,000 yuan per quarter. The extraction cycle remains unchanged until the event expires. For those that have been extracted before June 5, no additional extraction will be made.
Families with many children need to provide original invoices and other materials.
The rental invoices provided by families with many children (referring to families with two or more children who meet the national birth policy and have at least one minor child) can be extracted according to the actual monthly rent and are not limited by the monthly deposit. To apply for this kind of extraction method, applicants need to prepare materials including: the original ID card (or face recognition), the filing number of the house lease contract, the original rental invoice, and the original Birth Medical Certificate of two or more children.
Rental housing can be extracted according to the actual monthly rent.
Renting public rental housing in this city or affordable rental housing recognized by the municipal security rental housing construction department, and filing the housing lease contract in the "Beijing Housing Leasing Management Service Platform", can be extracted according to the actual monthly rent, and is not limited by the monthly deposit.
