Then how does it adjust its base every year?
The housing accumulation fund shall be adjusted as an annual unit from July 1st of the previous year to June 30th this year. Adjust your provident fund payment base according to the change of your average monthly salary in the previous year.
Will your housing provident fund be adjusted? Look at a set of data first:
In 2017, the average annual salary of employees in urban non-private units nationwide was 74,318 yuan, an actual increase of 8.2%; The average annual salary of employees in urban private units is 45,761 yuan, with a real increase of 5.0%.
In other words, if your salary went up last year and the contribution ratio remained the same, the provident fund paid by me and my unit would increase.
For example:
If your average monthly salary is 8,000 yuan in 2016 and 100 million yuan in 2017, your salary has increased by 25%.
Then from July 2018 to June 2019, if the contribution ratio remains unchanged at 12%, your monthly provident fund will increase by 480 yuan.
That is, (10,000 * I paid 12%+10,000 * I paid 12%)-(8,000 * I paid 12%+8,000 * I paid 12%)=480 yuan.
How to determine the deposit ratio?
The deposit ratio of employees and unit housing provident fund shall not be less than 5% of the average monthly salary of employees in the previous year, and the maximum shall not exceed 12%.
Take Tianjin Housing Provident Fund Year in 2018 as an example;
— — Enterprises can independently determine the deposit ratio between 5% and 12%.
— — However, under special circumstances, enterprises with difficulties in production and operation may apply for reducing the deposit ratio to not less than 1% for the unit and 1% for the employees.
— — Except for enterprises, the contribution ratio of other units is still 11% for units and 11% for employees. The unit may, according to its own situation, pay the housing provident fund in the proportion of 12% for each unit and employee.
The monthly salary base of housing provident fund deposit shall not be higher than 3 times the average monthly salary of employees in the previous year published by the statistical department of the city where the employees work.
Take Beijing as an example:
In the housing provident fund year of 2018 (i.e. from July 1, 2018 to June 30, 2019), the upper limit of Beijing housing provident fund deposit base is 25,401 yuan, the upper limit of monthly deposit is 6,096 yuan, and the upper limit of monthly deposit of employees and units is 3,048 yuan.
That is, the average monthly salary of last year * my contribution ratio+average monthly salary of last year * unit contribution ratio ≤ 6096 yuan
In other words, if you pay 12%, your average monthly salary is 30,000 yuan (more than 25,400 yuan), and the monthly provident fund can only be 6,096 yuan. Not 7200 yuan calculated at 30000 yuan.
